What we deliver in a villa

Engineering from the design stage

We come in alongside the architect and the builder, not after the tiling. Bus diagrams, panel sizing, conduit planning and bill of materials before the electrical layout is set out. Arriving late does not make the installation impossible, but it makes it more expensive and more limited.

One system, not seven apps

KNX as the common layer across the house. DALI lighting, climate, sun-tracking blinds, pool, irrigation, access control, multiroom audio and energy are all driven from the same keypads and the same touch panels, with the same scenes.

Plant room included

Pumps, central HVAC, domestic hot water, PV, batteries and the EV charger are part of the system. Where the manufacturer does not speak KNX, we integrate over Modbus RTU/TCP or BACnet. This is what separates a villa from a large apartment.

The ETS project is handed over

When the job is finished, the ETS file with the full programming is yours. Any KNX certified integrator can take over tomorrow. It is a contractual guarantee that you are not locked in — neither to us nor to a single manufacturer.

Why a villa is not just a big house

Installation scale

Hundreds of devices on the bus, several lines and couplers, a topology that has to be calculated. Sizing stops being trivial, and design mistakes are paid for on site, not on screen.

Commercial-building subsystems

Heated pool, irrigation, DHW, pressure set, PV with export, VRV or heat-pump climate. These are building-grade plants, with their own protocols and operating logic, sitting inside a home.

More than one user

The villa is used daily by house staff, maintenance and the gardener, and the owner is often away for months. The system is designed for all three profiles, with different permissions and alerts, not only for the owner.

Sun, salt and wind

The climate in southern Tenerife is hard on the façade and the envelope. Blinds and awnings with solar tracking and automatic weather protection, and a climate strategy that works with the architecture instead of fighting it.

Frequently asked questions

What people building a villa ask us.

At what point in the build should we call you?

At design stage, before the electrical layout is set out. That is when panel locations, conduits and cable sizes are decided, and everything else follows from it. It can also be done on a finished house, with more builder’s work and some KNX-RF modules where cable can no longer reach.

If I want to change company later, am I locked in?

No. On completion we hand over the ETS file with the full programming, which is the living documentation of the installation. Any KNX certified integrator can continue from there. It is a contract condition, not a favour.

Can you integrate the pool, the PV and the car charger?

Yes, and we usually do. Filtration, pool heating, the PV inverter, the battery and the charger are integrated over Modbus RTU/TCP or BACnet and driven from the same system as the lighting. That allows, for example, shifting charging and water heating to the hours of solar surplus.

How much does automating a villa in Tenerife cost?

It depends on floor area, on the scope of control and on whether we come in during the build or afterwards, so the range is wide. We do a free site visit and come back within 48 hours with a detailed proposal broken down by line item, so you can compare it item by item against anyone else.

Does it work with Alexa, Google Home or Apple HomeKit?

Yes, through standard IP gateways. We recommend it as a complement, never as the backbone: the KNX bus keeps working even if the internet goes down, and a villa cannot be left without lights because a cloud service has an incident.

Do you work with the architect and the interior designer?

Yes. Switch ranges, finishes, recessed fittings and lighting profiles are agreed with them, and scene design is done on the lighting project, not on a catalogue. In high-end work it is the only way for the technology not to show.
